Vital Questions You Must Ask Your Property Builder

The success of any building project depends on the builder. Therefore, it is critical you ask the right questions before choosing your property builder. An ideal property builder will carry you along on every stage of the project, use quality suppliers, and employ experienced tradespeople. 

When you make a wrong choice, you end up frustrated with lengthy delays, financial disputes, cracking pipes, leaking pipes, and other pressing issues. In some cases, the project could be left unfinished. To avoid all these unnecessary headaches, try asking your property builder some of the essential questions below:

1. Are you licensed? Unlicensed builders can be cheaper but with the savings come the danger of insufficient building protection.

2. Can you show recent models of your work? It is critical to check out the past projects of the property builder to determine their suitability for your building project. Property builders who are proud of their work will be eager to show off their past successes.

3. Are you fully insured? Property builders must be insured. It is essential to make sure your property builder has the appropriate financial protection in case of any unplanned occurrence. 

4. How much experience do you have? Asking about the level of experience your property builder has will ensure that you know if the builder you're hiring is well-established.

5. How do I pay you? Always ask how payments should be made to avoid future financial disagreements. It is better to set the expectation in advance rather than paying a considerable amount upfront.

6. Who will supervise the work? The role of an on-site supervisor is very vital to the project running smoothly. 

7. Do you have any other jobs you are working on presently? If the builder is engaged somewhere else, it could affect your work. Therefore, this question must be asked to avoid situations that may affect the project adversely. 

8. How long will it take? It is a good idea to set up a time frame for the completion of the project. Though complex buildings may not always run as scheduled, setting a time frame helps the project to move at a faster pace. Apart from setting a time frame for completion, there must be a progress milestone as the work progresses.

Avoid the hassles that come with hiring a shoddy property builder, keep these questions close by so you’re one step closer to working with the right person on your next project.
